What a spectacular place. Overlooking the golf course and the Kings Shops. Everything was beautifully maintained and the condo was awesome. Would definitely stay here again.
K 21's excellent location near the pool at Waikoloa Fairway Villas and it's second floor views of the Lake behind King's shopping center make it a good choice for a vacation home.
I love to be in Hawaii for just feeling of wind and enjoy the sun, sky and beach. It was perfect location for shopping, beach and spend time at night with quiet shiny stars. I will like to use this property again.

The property was spacious, clean & had everything a family could need without bringing their own home on vacation! The owners thought of everything-even boogie boards, beach towels, chairs & mats for the beach. Our family brought carry-on bags & we didn't even wear everything because of the wonderful washer & dryer in the unit. The unit is right by the pool & the lanai is peaceful & overlooks the golf course & small lake in front of the Kings shops-which we weren't sure how loud it would be, but did not hear any noise from the shopping area(I felt comfortable wearing my nightgown while sipping my coffee in the mornings). Starbucks & area shopping is only about 3 blocks walking distance from condo. We were all sad to leave & hope to return.

My kids (2 teens) and I stayed at K21 Fairway Villa at Waikoloa Beach Resort in late Dec / early Jan 2012. We loved the condo and appreciate the professionalism of Resortica as manager of the property. The condo was spotless, well-stocked, and in a great location. We walked to both Queen's Market and King's Shops. Pool, BBQ, fitness facilities were steps away. And A Bay and the turtles were awesome. Would definitely come back.

Overall the Villas was a great place to stay it was very clean, well kept, and in a great location. It's a place for couples and families with older kids but I wouldn't recommend it to families with little ones because it is a very quiet place. I was always concerned about my children running in the room and disturbing the guests downstairs or my kids walking to and from the car because of their noise level.
Bless you for your conscientious awareness, and we so wish you could have relaxed more. While it's true that the complex appears to be quiet, it is indeed there for the full enjoyment of you and yours, whoever they are! There's nothing like the sound of a child to liven up a place.
Things to fix: Had no map or folder about property in condo. Got notebook 4th. day of our stay. Had no parking passes so this was an issue and Julia was NOT HELPFUL IN FIXING PROBLEM. Had no idea there was a newspaper machine on the property. Told incorrect information regarding location of grocery stores in area. If had notebook would have known more from the beginning. Clearly the smoking issue is not strickly inforced. Thought taking sheets off etc. asking alot for folks leaving at 4am.
Unit was not unlocked upon arrival; air conditioning was not on. Guest information was not in unit; parking permit was not available. Resident manager sent "warning" about fines for smoking and excess noise: none of the guests smoke or stay up past 8:30. Sound proofing very poor between units; very noisy the last two nights of visit.
Due to flight difficulties we were unable to make the trip. We tried to work with the resort to change the date but they did not agree. The staff was pleasant enough, but if we had known this was not a resort but a time share for condos, we would never have bought it. Sad we didn't go, and sad they would not accomodate a request to change date.
Yes, we feel very badly that this turned out the way it did. Unfortunately, our contract is very clear that once the unit has been off the market for the time preceding the reservation, (especially during Ironman week) and the cancellation is made the day of the expected arrival, our hands are tied. We do not represent a time share for condos, but rather individual owners to whom we must answer for our reservations. To take the rental fees from one owner and give them to another for a changed date just is not possible. This is why we highly recommend traveler's insurance. For a mere fraction of the lodging (and, if desired, flight) costs, one can be insured against just such last-minute mishaps. If only we at could control all the circumstances surrounding one's ability to keep their end of the deal, we would do it.
